US Mortgage Rates Show Mixed Trends as 30-Year Fixed Reaches 6.64%

U.S. home purchase and refinance mortgage rates displayed mixed movements on Monday, August 24, 2026, according to national marketplace data from Zillow, with the popular 30-year fixed purchase rate settling at 6.64 percent.

The benchmark 30-year fixed purchase rate matched the 30-year refinance rate exactly. However, short-term and adjustable terms showed notable divergence between purchase and refinance figures across national averages.

The 15-year fixed purchase rate stood at 5.88 percent, which is 11 basis points lower than the 15-year refinance rate of 5.99 percent. Conversely, the 5/1 adjustable-rate mortgage (ARM) purchase rate averaged 6.74 percent, sitting 24 basis points higher than the 5/1 refinance rate of 6.50 percent.

The slight movement follows a brief uptick on Friday, August 21, when top-tier 30-year fixed rates rose 0.01 percent to 6.77 percent according to Mortgage News Daily reports. Financial analysts noted that recent bond market fluctuations remained largely decoupled from the U.S. Treasury's mid-week bond buyback announcement, as market levels stabilized.

Financial metrics show that a homebuyer taking out a $300,000 mortgage over a 30-year term at a 6.70 percent interest rate would face principal and interest payments of $1,935.04 per month, totaling $396,614 in interest over the life of the loan. In comparison, a 15-year term for the same loan amount at a 6.04 percent rate yields a monthly payment of $2,537.41, with cumulative interest costs dropping to $156,734.

Federal Reserve Chair Warsh is scheduled to deliver comments at the Fed's annual Jackson Hole conference later this week, alongside the release of upcoming domestic economic data.
